Audit Struktur Bangunan, Mengapa Perlu ?

SLFJakarta.com – Pengerjaan audit struktur bangunan merupakan serangkaian pengechekan bangunan yang dilakukan guna menjaga kesehatan dari bangunan itu sendiri.

Pada Jasa Struktur audit pada bangunan dilakukan setelah terjadi perubahan fungsi struktur yaitu:

  • Perubahan struktur bangunannya seperti:
    penurunan pondasi atau lantai, kerusakan pada balok atau ditemukannya pola retak pada elemen struktur bangunannya, atau
    kunjungan terjadi kebakaran, banjir, terpaan angin puting beliung atau maupun dari segi perubahan arsitektural (penambahan atau perubahan bangunan).
  • Pengujian jasa struktur audit sebagai kelayakan bangunan akibat pertambahan umur bangunan dan kontrol pada perubahan peraturan yang ada dan adanya rencana penambahan struktur atau adanya hal yang mempengaruhi struktur.

Sesuai dengan rencana peninjauan ulang dan juga renovasi bangunan Gedung, ditemukan secara visual keretakan pada plat lantai yang mengakibatkan kebocoran di beberapa area di dalam ruangan kerja, maka dilakukan penelitian teknis yaitu struktur audit bangunan secara komprehensif terhadap elemen struktur untuk menilai kekuatan struktur yang ada terhadap perubahan dan rencana renovasi untuk perkuatan struktur bangunan tersebut.

Dari hasil observasi tersebut ditentukan sistem perbaikan yang efektif, efisien dan ekonomis sesuai dengan kebutuhan dan kondisi yang ada. Sebagai beton yang dilakukan dalam pengujian kelayakan bangunan adalah kontrol terhadap kualitas mutu bangunannya yang sudah ada. Pengujian kualitas beton yang ada dapat dilakukan dengan 2 metode yaitu metode Destructive dan non-Destruktif. Metode yang dilakukan untuk penelitian ini adalah dengan metode Non-destruktif yaitu menggunakan alat Ultrasonic Pulse Velocity merk Proceq Type Pundit lab + (tanpa merusak struktur elemen bangunannya).

Pentingnya Audit Struktur Bangunan

Bangunan Gedung ini adalah salah satu bangunan yang berada di wilayah tertentu di Indonesia, dimana perencanaan dan pembangunannya misalnya sejak 25 ~ 30 tahun lalu dan sampai sekarang masih digunakan sebagai kegiatan usaha perkantoran atau kegiatan bisnis lainnya.

Secara garis besar lingkup survei yang dilaksanakan berupa penelitian audit gedung pada lokasi gedung, termasuk:

  1. Pengecekan struktur visual bangunan secara menyeluruh.
  2. Pencatatan dan pengukuran dimensi elemen struktur (kolom, balok & plat lantai).
  3. Pemeriksaan kualitas mutu beton
  4. Pemeriksaan Penulangan (Cover tulangan)
  5. Analisa dan Rekomendasinya.

Jika sudah sesuai dengan itu, maka dilakukan atau penelitian teknis secara menyeluruh terhadap evaluasi struktur untuk menilai struktur yang ada terhadap nilai perubahan struktur struktur yang akan direncanakan.

Maksud & Tujuan Audit Struktur Bangunan adalah:

Pengecekan elemen struktur (kolom, balok & plat lantai beton) pada bangunan gedung dengan maksud untuk menilai apakah masih layak atau aman terhadap:

1. struktur atas (kolom, balok & plat) dan
2. struktur bawah (pondasi tiang pancang, sloof dan dinding penahannya).

Setelah kumpulan program teknis, data-data di lapangan, maka langkah berikutnya melakukan analisa terhadap struktur program ETABS dan dari hasil tersebut dapat dievaluasi dan direkomendasi sistem perbaikan yang ekonomis dan juga efisien sesuai dengan kondisi kerusakan, serta pertimbangan perbaikan pelaksanaan struktur atau konstruksi di lapangan.

Tujuan Audit Struktur Bangunan

Tujuan dari audit struktur bangun an yaitu supaya bangunan terhindar dari kerusakan yang tidak terduga atau memperparah kondisi dari suatu bangunan sehingga keamanan bangunan tersebut bisa terjamin dan tetap terjaga.
